Renovation

Renovation for properties and households.

Whole-property works, kitchens and bathrooms, conversions, exteriors and building systems upgrades — surveyed and costed before anything is opened up, and staged around a property that is still lived in or still trading.

Works around an occupied property

Households still living there, tenants still in place, businesses still trading. Programmes are staged and sequenced around occupation rather than assuming an empty building.

Fixed scope before work starts

Survey first, then a costed scope and a programme. The unknowns in an existing building are found and priced at survey stage, not discovered halfway through as a variation.

One contractor, not six trades

We hold the coordination between trades and consultants. You get one contact, one programme, and one party accountable when something needs resolving.

What we take on

The work we get called in for

Renovation is mostly a coordination problem. These are the jobs where holding the whole scope in one contract makes the difference.

Whole-property renovation

Strip-back and rebuild of a full property — structure, services, insulation, finishes — sequenced so the disruptive work happens together rather than in three separate visits.

Kitchens & bathrooms

The rooms where the services, the waterproofing and the finish all have to be right at once. We coordinate the trades so the sequence doesn't strand you between them.

Loft & basement conversions

Adding usable floor area inside the existing footprint, with the structural assessment, access, insulation and egress requirements handled up front.

Exterior & outdoor works

Terraces, patios, decking, driveways, façade and cladding work, boundary treatments and drainage — the external envelope and everything around it.

Building systems upgrades

Plumbing, heating, controls and electrical upgrades in an existing property, including retrofit systems that avoid opening up finished walls and ceilings.

Accessibility & compliance

Adapting an existing property for accessibility, safety or regulatory compliance, with the documentation trail that a landlord, insurer or authority will ask for.

How it runs

Surveyed and priced before anything is opened up

The unknowns in an existing building are what turn a renovation budget into a moving target. We find them at survey stage and price them there.

  1. 01

    Survey & brief

We visit the property or site, survey what is actually there, and work the brief into a scope that can be priced — including the constraints nobody mentioned in the first conversation.

  2. 02

    Design & costing

Design coordination with the relevant consultants, a costed scope, and a programme. You see the number and the sequence before anyone starts work.

  3. 03

    Build

We hold the site: trades, procurement, sequencing, safety and quality, with a single point of contact and progress reported against the programme rather than against optimism.

  4. 04

    Handover

Commissioning, snagging, documentation and sign-off. On public work, the compliance and record pack is prepared as part of the programme, not chased after it.

Retrofit systems

True Smart Fluid Engine

An in-house retrofit system for the pipework already inside a property. The TSFE turns an existing fluid line into a wireless, self-powered automatic valve system — no rewiring, no external supply, no opening up finished walls.

Electrically self-sustaining

A unique on-board generator system, patent pending, harvests from the fluid it controls. Small, long-lasting, and no power feed to run to it.

Wireless — no rewiring

No control wiring is required. On a renovation that is the difference between a day's work and opening up finished walls and ceilings.

Smart control

Operation of the fluid media is driven by analysis of the data the valve itself collects, rather than a fixed schedule.

Low maintenance

Fewer consumables and no supply to maintain, across a service life measured in years rather than seasons.

True Smart Valve

Automatic fluid control without a first-fix

A unique on-board electrical generator system — patent pending — that is small, long-lasting, and enables wireless control with no external supply. Most building automation assumes you are building from scratch; this does not, which is what makes it viable on an occupied property, a heritage building or a mid-tenancy fit-out.

  • Fits almost any existing fluid pipe system in minutes, turning it into an automatic valve system.
  • Accommodates steam and thermal oil systems — controls thermal fluid flow without changing your jacket system.
  • Controls the flow of more than one fluid through a single pipe junction.
