Construction

New build, extensions and structural work — delivered under one contract.

We take a construction project from site survey and costing through to a finished, commissioned and signed-off building: design coordination, procurement, trades, programme and compliance held in one place.

New build & development

Ground-up residential and commercial construction, from site survey and groundworks through to a weathertight, fitted-out and commissioned building.

  • Site survey & feasibility
  • Groundworks & foundations
  • Structural frame & envelope
  • Fit-out & commissioning

Extensions & additions

Single and multi-storey extensions, annexes and outbuildings — designed and built to tie into the existing structure rather than sit awkwardly beside it.

  • Structural assessment
  • Design coordination
  • Tie-in & making good
  • Finishes

Structural works

Openings, removals, underpinning, re-support and remedial structural work — the interventions that need engineering judgement before they need a builder.

  • Load-bearing alterations
  • Beams & re-support
  • Remedial works
  • Engineer coordination

Commercial fit-out

Office, retail and light-industrial fit-out and refurbishment, sequenced so a trading or occupied space keeps running through the works.

  • Phased programmes
  • Out-of-hours working
  • Services coordination
  • Handover & snagging

External & site works

Hard landscaping, terraces, driveways, drainage, boundary treatments and the external envelope work that finishes a site.

  • Hard landscaping
  • Drainage
  • Boundaries & access
  • Façade works

Turnkey project delivery

Full delivery under one contract: we hold the programme, the budget, the trades and the compliance trail, and hand over a finished result.

  • Single point of responsibility
  • Programme & budget control
  • Procurement
  • Documentation & handover

Sectors

Who we build for

Private clients, developers and commercial occupiers — plus public bodies, covered separately.

Residential development

Ground-up housing and multi-unit residential work, delivered plot by plot against a programme, with consistent specification and finish across the scheme.

Private houses

One-off houses, self-build support and substantial whole-house works, where the client is the end user and wants a single contractor accountable for the result.

Commercial & light industrial

Offices, retail units, workshops and small industrial buildings — including phased work in premises that need to keep trading through construction.

Extensions & structural alteration

Extensions, annexes, conversions and load-bearing alteration to existing buildings, engineered and tied into the existing structure properly.

How a project runs

Four stages, in order

Nothing starts on site before the scope is surveyed, costed and programmed.

  1. 01

    Survey & brief

We visit the property or site, survey what is actually there, and work the brief into a scope that can be priced — including the constraints nobody mentioned in the first conversation.

  2. 02

    Design & costing

Design coordination with the relevant consultants, a costed scope, and a programme. You see the number and the sequence before anyone starts work.

  3. 03

    Build

We hold the site: trades, procurement, sequencing, safety and quality, with a single point of contact and progress reported against the programme rather than against optimism.

  4. 04

    Handover

Commissioning, snagging, documentation and sign-off. On public work, the compliance and record pack is prepared as part of the programme, not chased after it.

Why QualiSense

Engineering before building

Both principals are mechanical engineers. Scope is assessed on what the structure and the services can actually take, which is where renovation budgets usually go wrong.

One point of responsibility

One contract, one programme, one contact. Coordination between trades and consultants is our problem to solve, not the client's to referee.

Delivery at scale

Our management has established manufacturing facilities end to end and supervised projects in the tens of millions of USD, running teams of several dozen people.

Programme discipline

Progress is reported against a baseline programme with dates, dependencies and a critical path — the reporting a public client expects, applied to private work too.

Get in touch

Tell us what you’re building.

A household renovation, an extension, a new build or a public tender — send us the scope and we’ll come back on feasibility, an indicative programme and what a survey would cover.

Opens your mail client with the enquiry pre-filled, addressed to both principals.
